In Reston, Your Cluster Decides Your Shingle

Reston was founded by Robert E. Simon, who bought 6,750 acres of Fairfax County in 1961 and launched the community on April 10, 1964. The name comes from his initials. He planned seven village centers and five were built.

What he also built was a design control system that still governs your roof today. Reston Association administers the Reston Deed through a Design Review Board, and exterior changes go through it.

In practice that means your roof is not simply a matter of picking a shingle you like. Individual cluster design standards, which Reston Association approves, commonly specify roofing by product and by color. We have read standards that name the exact manufacturer, product line and color name that is permitted.

We Read Your Cluster Standards

Before we quote, we check what your cluster actually permits for roof material and color.

GAF Certified Plus Installer

Factory certified, which is what allows us to offer enhanced manufacturer warranty coverage.

Pitched and Flat Roof Work

Reston has real low slope inventory from its modernist era. We work on both.

Backed in Writing

Workmanship warranty on our installation plus manufacturer coverage on the materials.

We recently completed a full roof replacement in Reston, VA after high winds caused significant damage, leaving multiple shingles missing and the roof compromised beyond repair. To ensure the homeowner received proper coverage, we worked directly with their insurance company and adjuster throughout the process. We installed a complete GAF roofing system, including high-quality asphalt shingles and underlayment, to provide long- lasting protection. The new roof not only enhanced the home’s appearance but also significantly improved its durability, and the homeowner was extremely satisfied with both the results and the service provided by American Group Construction.

Design Review Comes Before the Roof

Most roofers quote Reston the same way they quote Herndon or Vienna. Then the homeowner finds out partway through that the color was never approved.

We start the other way around. Before we quote, we ask which cluster you are in and we look at what your cluster standards actually permit. That tells us your material, your color options, and whether what you want requires an application or not.

It is a five minute conversation at the front end that prevents a very expensive problem at the back end.

Like for Like, or an Application

The practical rule in most Reston clusters is straightforward once someone explains it.

If you are replacing your roof with the same material and the same color that was already approved, that is maintenance and it generally does not require a new application. If you are changing anything, material or color, that is a change and it goes to Design Review.

The part that surprises people is that this applies even when you pick a different color from the approved palette. One cluster handbook we have read puts it plainly: all changes in roof color must be approved, even if the change is simply choosing another color from the approved list.

We will tell you which side of that line your project falls on before you commit to anything.

Reston Was Built in Waves, and So Were the Roofs

Reston went up in distinct waves, and each one is now at a different point in its roof life.

Lake Anne came first, built 1963 to 1967, and its village center is now listed on the National Register. Hunters Woods followed, with first residents in 1965 and the village center opening in 1972. Tall Oaks was dedicated in 1974. South Lakes came through 1978 to 1984. North Point began in 1982 with its village center opening in 1993.

A standard asphalt shingle roof lasts roughly twenty to thirty years. The 1960s and 1970s cores have had time for three or four roofs. Even North Point, the newest of the five, is now past thirty years old at its earliest sections. There is no part of residential Reston where an original roof would still be within its expected life.

What we ask before we quote a Reston roof. Which cluster are you in, what is currently on the roof, and has the color ever been changed from the original. Those three answers tell us whether your project is straightforward maintenance or whether it needs to go through Design Review first.

Most roofers skip that conversation and find out later. We would rather spend five minutes on it up front.

Flat and Low Slope Roofs in Reston

Reston has a genuine flat and low slope inventory that most of Northern Virginia does not, and it is a different trade from asphalt shingle work.

That comes from the modernist architecture the community was built on. Hickory Cluster was designed by Charles M. Goodman in the International Style. Lake Anne Village Center was designed by James Rossant and built 1963 to 1967. Those designs use flat and low pitched roofs by intent.

Cluster standards for flat roofs specify membrane products and colors the same way they specify shingles. We have read standards naming a specific manufacturer, product and color for flat roof replacement, with white and black both on the approved list depending on the cluster.

If you have a flat or low slope roof in Reston, make sure whoever you hire has done one here before.

Repair When We Can, Replace When You Should

Not every roof problem is a replacement and we will say so when it is not.

A leak around a single penetration, a failed section of flashing, or shingles lost in a wind event are repairs. Repairs that keep the existing approved material and color are also the simplest thing to get done in Reston, because like for like maintenance generally stays outside the application process.

What does mean replacement is age plus evidence. Granule loss across whole slopes, shingles curling or cracking in several places, or recurring leaks in different spots.

We Work Inside the Reston Process

We work throughout Reston, across the Lake Anne, Hunters Woods, Tall Oaks, South Lakes and North Point areas and the clusters within them.

Tell us your cluster when you call. We will look at what your standards permit before we quote, so the number we give you is for a roof you are actually allowed to install.

We also serve Herndon, Great Falls, Vienna, Oakton, Chantilly and the surrounding Fairfax County communities.

Reston, VA Roofing FAQs

Do I need Reston Association approval to replace my roof?

In most cases, it depends on whether anything is changing. Replacing your roof with the same material and the same already approved color is generally treated as maintenance. Changing the material or the color is a change and goes to the Reston Association Design Review Board. Cluster standards vary, so we check yours before quoting rather than assuming.

What shingles am I allowed to install?

That is set by your cluster design standards, not by us and not by you. Many Reston clusters list approved roofing by manufacturer, product line and color name. One set of standards we have read permits specific CertainTeed Landmark and GAF Timberline products in named colors and nothing else. Your cluster will have its own list. Tell us which cluster you are in and we will work from your actual standards.

What are the most common roof problems you see in Reston?

Wind lifted shingles, leaks around chimneys and skylights, and failed flashing at roof to wall junctions are the most common. Reston also has more flat and low slope roofs than surrounding areas because of its modernist architecture, and those fail differently than pitched roofs. Ponding, seam failure and membrane damage are what we look for there.

Do you work with HOAs and cluster guidelines in Reston?

Yes, and in Reston that is most of the job. Exterior changes run through the Reston Association Design Review Board, and individual clusters have their own RA approved standards covering roof material and color. We will tell you what your cluster permits and what requires an application before you commit to anything.

How do I know if I need a repair or a full replacement?

Localized issues like a few missing shingles or a single leak can usually be repaired, and in Reston a like for like repair is also the simplest thing to get approved. Widespread granule loss, curling across whole slopes, or leaks appearing in different places point to replacement.

Can you help with storm and wind damage in Reston?

Yes. After heavy storms we handle emergency tarping, document damage with photos for your insurance claim, and provide a detailed estimate. If the repair involves a material or color change, we flag the design review step early so it does not hold up your claim timeline.

Do you assist with insurance claims for Reston homeowners?

We can document storm‑related damage with photos, provide detailed estimates, and coordinate with your insurance adjuster to help you understand what’s covered and what your out‑of‑pocket costs may be.

What roofing materials work best for Reston homes?

Architectural asphalt shingles are the most popular choice in Reston because they balance cost, curb appeal, and durability in our four‑season climate, but we can also discuss impact‑resistant shingles and other options if hail and tree cover are concerns.

How long does a typical roof replacement take in Reston?

Most single‑family roof replacements in Reston are completed in one to two days, depending on roof size, pitch, and weather; more complex projects or additional work like decking repairs can add another day.

Do you also handle gutters and siding on Reston homes?

Yes. Because many roof leaks and foundation issues start with poor drainage, we often pair roof work with gutter replacement or repairs, and we can inspect your siding for any storm‑ or moisture‑related damage at the same time.

Isai with American Group Construction is just wonderful. I first found Isai about 9 years ago when had a leaky skylight when we first moved in to our home (we bought >100 year old house). I went through about 20 contractors before I found Isai. He was the only one to actually get on the roof to check and found it was the roof, not the skylight, causing problems. His crew replaced the lower roof with new skylights in just a day. He also has a great guarantee on his services. When we thought we had a leak in the roof when it started pouring like a waterfall from the dining room, he came right out the next day to check it out. Turns out, the HVAC left a hole in the side of our house when HVAC guy installed a new unit upstairs (that is a whole other story). But Isai also determined that the upstairs roof had some issues that needed to replaced. Once again, his crew replaced the upper roof in a day and did a great job. He also replaced our garage roof at a later date. We then had a leak through one of the skylights that we replaced. Isai came out the next day. He determined that the skylight was fine but found that an upstairs window was leaking in water (whoever originally fixed up this house just literally put bandaids over everything and now everything was coming off). We saved up the money to fix our whole outside of our house. We needed a general contractor to do the outside porch/deck, mudroom repair, and stone foundation. Isai did all the siding, windows, and doors. Isai has made our house look beautiful - a red farmhouse type. Isai is great to work with, especially as a woman. I have had so many contractors treat me poorly or ignore me because of being a woman. But he treats everyone with respect. He is very detailed, reasonable, and gives many options. He was willing to work with us when we had hiccups and delays with the first general contractor (too bad Isai is not also a general contractor). He will fine tune until you get your vision. I now have my dream home. Trust Isai, Harry, and American Group Construction and you will not be disappointed.

I have dealt with several roofers over the years and this company has, by far, been the best. Everyone is courteous, and knowledgeable. They show up promptly and document their work. I can't say enough good things about this company. I would highly recommend them for your roofing and gutter needs.

I can’t recommend Isai from American Group highly enough—outstanding service, clear and detailed explanations, and very fair pricing. He’s incredibly honest and immediately pointed out that others had misdiagnosed the issue—I didn’t need to replace the entire gable after all. He saved me time, money, and a lot of unnecessary stress!

We highly recommend American Group Construction. I found them through Angie’s list, because we needed to replace our roof. I called them on a late Saturday for a quote and they came the next day, on Sunday. They were the only company who agreed to work on my schedule. At the beginning, I had in my mind to do repairs only and replacing the roof in a couple of years, because my 3 previous quotes to replace the roof were too expensive for my budget. When Isai came he took several pictures of my roof, and his quote for replacing the entire roof was very, very, very affordable. Then, he explained to me the process and we discussed about any hidden damage that he could discover when replacing the roof, so everything was crystal clear. He found 5 damaged plywood, sent me the pictures and proceeded to replace them. After finishing the job, they gave me the certificate of completion for my insurance company, that lowered my annual insurance premium from $2800 to $928. We are very happy with American Group Construction, a family owned company, they were very professional, reliable, and with the lifetime warranty on my roof, we couldn’t ask for more. Call them, they will go above and beyond and you’ll end up with an extraordinary result. Thank you!

I'm very happy with the work American Group Construction did replacing an outside door, painting other outside doors, solving an issue with my gutters, and caulking my skylights. Isai Fonseca, President of the company, was personally involved in all aspects of the work and quickly replied to texts as we tried to find a solution for a gutter issue. American Group Construction replaced my roof several years ago, which was a positive experience and led me to request the recent work. I've been very happy with the quality of work and the attentiveness of Isai.
